Set the stage to sell your home
Lights, camera, action.well something like that. We all know that things in Hollywood are not always what they seem.behind the scenes lots of work has taken place to make everything look perfect in the shot. For instance, a
kitchen scene shows a perfectly set table with napkins folded just right not crumpled in a ball, flowers have been artfully arranged in a lovely vase with crystal clear water, not algae growing from it, even the throe pillows have been perfectly positioned by the window nook.none of this is by accident. It has all been created to paint a very specific picture, mood and ambiance.
Next time you take a look at a home magazineyou will notice what I am saying. The candles will be lit, a decorative blanket will be draped a certain way over the furniture, books will be stacked in a fashion where the titles can be read, even the wood by the fireplace will be positioned to be visually pleasing.
It is human nature to b.comforted by order and beautiful surroundings. Think about when you go on a trip.yo.come back and tell all your friends what a gorgeous hotel you stayed in, how the rooms were divine and how a rose and chocolate truffle awaited you each evening on your freshly pressed 400 thread count sheets. If that wasn™t the caseits time to change
travel agents.
So why is it that when we want to sell our homes we seem to be more concerned about the carpet being vacuumed and the bed being made then creating the fantasy the buyer is looking for. The main reason is probably because you never thought about it. Savvy realtors have been enlisting the services of home stagers for years to move there properties faster. You too can work with a home stylist as well. Home staging or home stylists are people who arrange, accessorize and light a home in a way that gives buyers a sense of the possibilities! There is a definite formula to capturing all the positive elements of a space and bring it to life. So often sellers spend 10,000 to 15,000 dollars or more preparing their home for salethey paint, they carpet, they caulkthey forget to inspire. That is where home stagin.comes in.
Recently I was working with a client in old Del Mar who had been trying to sell their home for 5 months with know success. They were moving to Japan and had to sell the property fast! They did all the usual stuffplanted flowers, painted, it made no difference the house just sat on the market. When I came on the scene they had 45 days before there permanent departure. I immediately went into action first I started with the main focal points in the home. Next I made the clients take every piece of furniture they had out of the house and then performed my magic. I work with a prop house and brought in all new furnishing, throw rugs, art work, mirrors, trees, flowers and accessories for the living room. In the dinning room, we set an elegant table for six including stunning china, textured linens, silverware, wine glasses and dramatic candle sticks the space sparkled. The finishing touched came in the master bedroom and bath. We placed inviting bedding, luxurious pillows, a crystal vase filled with aromatic lilies filled the air when you entered the room. The adjoining bath was filled with vibrant towels, fragrant bath oils, colorful sea salts, candles and accessories.the stage was set!
Within 2 weeks the house sold above its asking price and my clients were able to breath a heavy sigh of relief. The new buyers loved the way it was furnished so much that they ended up buying many of the pieces used to capture that permanent illusion in their new home.
